Situation
Plot is southwest oriented, with terrain displacement of about 8 metres. It opens out view to the ski pistes of Borovets resort.
Street regulation is to the east of the plot and the main approach to the building is central to the street.
Internal street is formed along the south and west sides of the plot. It serves the access ramps of the underground parking lots and the line villas.
From the street individual approach for supply of the public service buildings planned.

General
Complex is of free development. It consists of five residential buildings of apartment type, forming the main development in the plot, indexed in the project from *A* to *E*, two groups (5 and 4) line villas - *F* and *G*, door-keeper’s premises - *I*, kiosk - *J*, purifying station - *K*, whereas down the access axis to the plot between the residential buildings *A* and *D* the public service building *H* is situated, comprising reception lobby, lobby bar, beer-house, a small SPA centre. The underground area among the buildings is designed for underground parking lot *P01* and *P02*. Between the *C* and *E* buildings and the line villas *F* tennis court - *L* is projected.
In the yard of the complex alleys and approaches, as well as suitable planting are projected.
Complex projects premises in total of 76 studios of about 40m², 102 one room apartments of about 66m² , there luxury one-room apartments of about 135m² located on the underroof floor of the building *C* and 9 line villas of about 131m². |

Apartment residential buildings
Buildings are of one-sided development, oriented especially carefully towards the advantageous exposure and view. One-sided development allows minimizing the premises with compromised orientation. At the same time residential premises are developed near to the communications and this allows building to have compact volume and spatial structure. In this way situating buildings in relation one to the other is free of conflicts. Buildings compactness enables realization of the demanded nature of the development in the form of individual mountain huts. Buildings are designed to be three-floor, with one underroof floor and partial ground floor, accommodating the technical and service areas, servicing the premises and connections to the underground to the underground parking lots. In functional aspect the rest floors are solely for residential use. Due to terrain’s displacement and connections to the underground lot, residential buildings have two individual connections to the terrain – on the ground floor level in the low part of the buildings and on 1st floor level in the high part. One staircase and pneumatic driven elevator are provided.
Facades will be implemented with natural materials – stone, timber , natural coloured plaster and finish. Thermal insulation of 8 cm. expanded polystyrene foam is planned for all external walls of the buildings as well as down the slabs bottoms, bay window performed but roofs shall be insulated by two layers of rock-wool of 6 cm width. Buildings joinery is designed to be implemented by PVC or aluminum joinery with interrupted thermal bridge and insulated glass.
Building construction will be armoured concrete with beamless slabs of 20 cm. width. Constructive height of the residential floors is 3,00m. External and internal partitioning walls between the apartments and to the corridors and common areas are designed for implementation with aerated concrete blocks of 25 cm. width and between the premises of the apartments with stand walls of gypsum cardboard of overall width of 12,5 cm. The roof construction will be armoured concrete with cover of preliminary patina-forming
treated copper sheet iron.
All installations required for proper use of the buildings are designed.
Lighting of the individual premises meets the relevant functional requirements.
Heating is designed to be by gas boilers on the ground floor of each building, ensuring the hot water for the daily needs.
Designed is the forced ventilation of bathrooms, WC and kitchenettes of the apartments.
Building is equipped with hydrant plugs and fire-alarm. Technical premises and corridors of the building will be equipped with anti-fire devices in compliance with Annex ¹2 to Art. 2 of Ordinance ¹2 for the anti-fire building and technical norms. |

Line villas
In the bottom of the plot two groups of line villas are situated - *F* and *G*, consisting of five and four respectively two-floor individual villas situated parallel and crosswise located at 3,45 m. Entrances are down the north facade. In functional aspect they are solely residential. They are designed with option for covered parking to the street below the bay of the upper floor. On the ground floor are located living-room and dining-room with a kitchenette and WC and on the second floor two bedrooms with two individual WC and bathrooms.

Thermal insulation of 8 cm. expanded polystyrene foam is planned for all external walls of the buildings as well as down the slabs bottoms, bay window performed but roofs shall be insulated by two layers of rock-wool of 6 cm width. Public service building
Public service building *H* is situated down the axis of plot entry between residential buildings *A* and *D* in the upper part. It is developed down the terrain slope, whereas outside it has volume and spatial structure of one-floor building, which minimizes the conflicts with the premises of the rest buildings. Approach to the building is provided with area for microbuses turnaround, covered at the side of the entrance by the roof of the reception office. At terrain level the following functions are included: lobby with reception office, ski wardrobe, lobby bar and beer-house with 54 seats. Supplies for the beer-house kitchen is on the same level, however separated from the entrance and with individual communication. First underground floor has a small spa centre with individual lobby with fresh bar / reception office, bathing cabins with WC and bathrooms, including for disabled people, massage premises, solarium and covered swimming-pool with sauna, ice bath, contrast showers, Jacuzzi. Volume of the swimming pool is through two levels in height and finishes as glass covered atrium on the ground floor level. Swimming-pool has large terraced English yard for connection with the terrain, whereas terraces are formed with timber grilles, additional open-air Jacuzzi and option for opening the windows in summer. On the level of the spa centre are also the connections with the two halls of the underground parking lot, whereas one is directly to the ground floor lobby bar but the other is to the lobby of the spa centre. The second underground floor accommodates all required technical and service premises, including the stores of the kitchen, to which there is a load elevator. Additionally provided is elevator, connecting the reception lobby and the lobby of the spa centre, windows finished on the upper level.

Underground parking lot
Parking lots *P01* and *P02* are accessible through two-way ramp from the internal street down the south border of the plot to parking *P02*. The two parking lots and underground connected through approach and automated steel door, smoke-tight with fire resistance limit of 45 min. Individual one-way outcoming ramp is provided from parking lot *P01* to the terrain.
Parking lot *P01* accommodates 27 vehicles and *P02* - 34 vehicles respectively. Both parking lots are directly connected with the residential buildings, doors are self-closing, smoke-tight, with fire resistance limit 45 min.
Building construction will be armoured concrete with beamless slabs of 22 cm. width constructive height of the garages is 262 cm.
Forced ventilation for the both parking lots is provided. |

Additional development and service
In front of the plot entrance the door-keeper premises is located. Down the street border of the plot open parking lot for visitors is planned. It is designed transformation post and diesel generator premises in the north corner of the plot - according to individual design.
Purifying station will be provided for the daily wastes of the complex, situated at the lowest part of the plot - according to individual design.
